Overview

The project comprises of three units across 175,000 sq ft. Two of the units were spec builds and the other was designed to suit an incoming tenant.

Unit 1 was pre-let to UKPN who relocated from an existing building being leased on site. The warehouse is circa 20,000 sq ft with an 8m haunch height, 3 level access doors, and a 17,000 sq ft main office over 2 storeys. Following UKPN moving into their new building in September 2020, their existing building was demolished to allow further redevelopment of the site.

Units 3 and 4 were a speculative development. They are made up of a 139,000 sq ft warehouse split across the two units, with a 15m haunch height, 10no. dock doors and circa 15,000 sq ft main offices. A demountable wall was constructed between the two units so that they had the flexibility to be let as either one or two units.
