Construction of a highly complex temperature-controlled warehouse with automation.

KAM supported DHL on the development of a 480,000 sq ft temperature-controlled warehouse at DP World London Thames Gateway, delivered as part of DHL’s partnership with Mars UK.

The facility provides both high and low-bay warehousing alongside office space, including a canteen and catering facilities. External infrastructure includes a service yard, pallet storage, recycling area, fuel island, and vehicle wash.

The high bay features a 36m haunch height and houses a fully automated racking system with cranes, pallet elevators, and conveyor systems. The low bay, with an 18m haunch, incorporates a single-level structural mezzanine with provision for a second level.

KAM’s cost management role covered estimating, cost planning, cash flow forecasting, and change control of the base build. Scope of works included base build enhancements (such as the mezzanine), site abnormals (including piled foundations integrated with DP World surcharge works, a foul water treatment plant, and BREEAM Outstanding 2014 cost items), as well as tenant fit-out works.

KAM advised on costs associated with WELL provisions and carbon reduction options. The project included phased early access to the high bay for automation installation and a taint curtain to prevent odour transfer between functional areas of the warehouse.
